A 10,000 sq ft office building with six restrooms, carpet throughout, and a daily service schedule costs substantially more per visit than a 10,000 sq ft warehouse with one restroom, sealed concrete, and a twice-weekly scope. - Restroom count. Restroom service is the most labor-intensive component of any janitorial scope. A building with eight restrooms costs proportionally more than one with two.
- Floor type. Carpet requires vacuuming on every visit. VCT requires periodic stripping and recoating. Polished concrete is the lowest-maintenance option.
- Service frequency. Five nights per week costs more than three but usually less per-visit than three because crews develop building familiarity and move faster.
- Access complexity. Multi-keypad access, elevator-only upper floors, or security-escort requirements add time to every visit.
- Contamination level. Manufacturing, food-adjacent, and healthcare facilities require more rigorous cleaning protocols and appropriate product selection.
Factors that reduce cost
- Long-term agreements. Twelve-month service agreements allow us to price more efficiently than month-to-month arrangements.
- Accessible buildings. Single-floor buildings with direct entry and standard access reduce crew time per visit.
- Consistent schedule. A fixed schedule on fixed days is easier to crew efficiently than variable or call-ahead scheduling.
